Business continues to percolate along. We have six homes waiting to close in the next few weeks and several buyers out looking. Our board tells us that we have 5,584homes were for sale as of mid-January, down about 20% from a year ago. We had 434 homes sell in the mid-December to mid-January time period, down a similar amount from 2010. Bankrate.com tells us that interest rates for the last week have risen slightly for 30 year and 15 year fixed mortgages to 4.99% and 4.24% respectivly. Still, very, very low from an historical perspective.

I hope this finds you all doing well. What a beautiful winter scene we awakened to yesterday!! I just love the seasons here in Michigan!

We want to congratulate Rachel on the purchase of her new home in the Lowell area. Thanks for using us and thanks for referring another client to us. You all have been so faithful in referring your friends and family to us. It is the life-blood of our business and we are grateful.

Happy New Year to All,

We want to thank all of the wonderful clients that used us in 2010. We had a terrific year, and are expecting an exciting and fruitful 2011.

Congratulations are in order for Scott and Priscilla on the sale of your condo. Congratulations also to Joy, Pamela, Andrew and Sharon, and Kyle and Casey on your home purchases.

Here are a few statistics to update you on the housing market. According to Bankrate.com, interest rates on a 30-year fixed mortgage dropped from 5.01% to 4.85%. A 15-year fixed mortgage dropped from 4.37% to 4.16%. Our board tells us that there were 5900 home on the market of which 549 sold. The average home was on the market for 89 days, sold at an average price of $119,000, and sold at an average of 94% of asking price. We really do think that we are at the market bottom and signs are trending upward.

We are having a Home Buying Seminar on January 26, 2011, starting at 6:30, at our office located at 3000 E. Beltline in Grand Rapids. We will be discussing...

Tree Party a Success!!

What a wonderful time we had at our annual client appreciation Tree Party at Hart's Tree Farm last Saturday. Dozens of old friends that have been our clients, showed up and we were able to renew those acquaintances. Kids have grown and the olders have gotten better, just like a fine wine.

Good evening all...

A hearty "thank you" and "congratulations" to Les and Doris Herron on the purchase of your new condo.

According to the Grand Rapids Association of Realtors, the number of homes projected to be sold this year is down slightly from last year. In 2009 just over 11,000 homes were sold, and the projected number to be sold this year is about 10,000.

However, the Association tells us the the average sale price has risen from $108,000 in 2009 to $115,000 this year. It feels like things are turning!!

Homes ARE Selling!!

Happy Tuesday,

I thought a summary of some current statistics might interest you readers.

According to the National Association of Realtors, homes in the good ol' U.S. sold at a seasonally adjusted annual rate of 4.13 million in August 2010. That is down from a seasonally adjusted annual rate of 5.10 million in August of 2009. The average selling price was $178,600.

Locally, the Board of Realtors indicates we have sold 6,879 single family homes this year to date. The average selling price was $119,600.

According to Bankrate.com, average interest rates for last week were 4.33% for 30 year fixed rate loan and 3.79% for 15 year fixed. Unbelievably low rates!! I can remember our first home had an interest rate of around 14% in 70's, and we thought that was great. What a difference!!!

Have a teriffic week and spread a little kindness around. It IS infectious!!

The Anders Team Just Recieved this Letter from a Mortgage Officer that we have worked with, it is quite interesting. Also here is the form for the tax credit!!

Dear Friends:

Attached is the new IRS Form #5405 for the filing of the 1st time home buyer tax credit for the 2008 Federal Income Tax Returns.

What is interesting to me, is that it does Appear that a home purchased in 2009 May be eligible for this credit in the filing of tax returns for 2008’s income (See “Homes purchased in 2009”). Thus, it may be possible that the $8,000 (Non-repayable) tax credit could more than offset the 3.5% investment necessary for down payment – even before the purchaser’s first house payment becomes due. As with most closings in March, the buyer’s first house payment would not be due until May 1st. Additionally, a 1st time home buyer could put $2,800 down on a $80,000 home (3.5%), and receive the $8,000 tax credit after filing their 2008 Federal tax return before April 15th, 2009.

I do not profess to be a Accountant or C.P.A. nor any kind of expert on taxes or tax law. My interpretation of the attached IRS form is just my opinion, but I do believe that anyone who is even somewhat considering purchasing a new home this year consult a CPA. By consulting a tax professional, one can find out how these new tax advantages may work for them and benefit them personally.

How the New $8000 First Time Home-Buyer Tax Credit Will Work

Now that it's official and Obama has signed the economic stimulus bill, there is some clarification on how the $8000 first time homebuyer tax credit will work.

Here are the details:

The tax credit is worth $8,000 or 10% of the home's value (whichever is less). FYI: A tax credit is a dollar for dollar reduction in the amount of taxes owed (much better than a tax deduction which only reduces your taxable income amount that your tax bill is based on).
The tax credit is non-repayable AND refundable. That means you don't ever have to pay the $8,000 back AND it also means that if you owe less than $8,000 in total taxes, you will receive a refund from the government of any extra credit. If you currently are expecting a refund anyway, you will get the $8,000 additional on top of what you would expect to get.
To qualify, you have to buy a home in 2009 - between Jan 1, 2009 and November 30, 2009 to be precise. [NOTE: Last year's $7500 homebuyer tax credit remains repayable for those who purchased in 2008. ].
You are eligible for the tax credit if you are a first time homebuyer (meaning you haven't owned a home within three years).
You must also meet income guidelines - the credit is phased out if you make more than $75,000 as an individual or $150,000 if you are married. Phased out means that if you make more than those amounts (but less than $95,000 single and $170,000 married), you may be eligible for a partial credit.
The tax credit can be claimed on either your 2008 tax return or your 2009 tax return. So if you recently purchased, you can file it under your 2008 tax return to get your credit sooner. You can also amend your 2008 return if you already filed.
You only need to file it on your tax return to claim the credit. It's simple, no other paperwork needs to be filed. But you do not get the money before closing or at closing, only when you get your tax refund.

7 No-Cost and Low-Cost Ways to Tweak Your Listings

Have a home that needs a new look? Here are some inexpensive ways to make it shine.

1. Move it.

Simply rearranging the furniture can reenergize a room. Add and remove furniture, lamps, rugs, and accessories from other parts of the house to create a whole new look. Mirrors are particularly useful when it comes to updating a room. Try one out in different rooms to see where it fits best. Even just moving a mirror to a different wall can create a more welcoming feel.

2. Plant it.

Houseplants are a generally undervalued design component that can add texture, warmth, and color to any room. Just drop plants in their store containers into decorative planters. Small plants can be moved easily and regrouped to change a room's look, while larger ones make a statement on their own.

Group plants of differing heights, fullness, and color for the most dramatic effect. Jettison the scraggly specimens.

3. Paint it.

Paint is one of the easiest and most cost-effective ways to make a substantial change. Use dramatic colors in powder rooms and dining rooms, and more neutral colors in living spaces.

4. Organize it.

Clutter just happens, so neaten up! A variety of organizing tools make a space feel polished while maintaining utility. Hooks and shelves inside the door give people a place to hang coats and keys, while canvas bins or natural baskets help contain magazines and mail.

5. Replace it.

Cabinet handles, switch plates, and other small pieces of housing hardware can update a home for just a few dollars a piece. Scan each room to see what looks worn or outdated and then replacing it. Inexpensive quick-connect faucets can make upgrading the look of your bathroom a snap. Just be sure to measure before you go to the hardware store. Some sinks are drilled for an eight-inch spread. 6. Light it.

Lighting can have a major impact on a home's look and feel. Whether a room seems dark or too bright and harsh, try layering the lighting by adding accent pendants and lamps. Make sure they have independent controls, so that you can turn them on and off at will.

7. Clean it.

Turn a critical eye to the flooring to make sure it's up to snuff. Scrub grout and seal natural stone. Rub out scratches and nicks on wood floors with scratch cover. Vinyl flooring is a bit harder to spruce up but usually can be replaced easily and inexpensively.

Top 10 Ways to Make Your Home Green

Do something good for your family, your pocketbook, and the environment. Make your home a little greener. A few simple changes in your house can go a long way to combat both high energy bills and global warming. To be green, you've got to be efficient.

1. Use CFLs

Replace your incandescent light bulbs (the cheap ones you probably got at the grocery store) with ENERGY STAR® qualified compact fluorescent light bulbs (CFLs). By replacing even your five most frequently used light bulbs, you'll save $100 per year. Find out exactly how much you can save (pdf). If every family in the U.S.A. did this, greenhouse gas emissions would be reduced by one trillion pounds--there are 12 zeros in a trillion! More on energy-efficient lighting.

2. Program Your Thermostats

Save 10% on your heating and cooling costs just by setting your thermostat back when you're not home and while you're sleeping. Program your thermostat to 78 degrees F or higher in the summer and 62 degrees F or lower in the winter. If you tell it to return to your preferred temperature before you return home, you won't ever know the temperature changed, until you look at the reduction in your energy bills. Select ENERGY STAR qualified programmable thermostats.

3. Plug Air Leaks

Air leaks are the greatest energy waster in the home, but they can be simple to plug. Install weatherstripping and caulk to stop those expensive drafts and improve comfort. It's cheap and easy, and almost anyone can do it. Look for leaks around windows, doors, electrical outlets, plumbing penetrations, and in the attic floor.

4. Tune-Up Your HVAC

Programming a thermostat is easy, and allows you to be more comfortable while having lower bills

HVAC maintenance is key to healthy and efficient heating and cooling. Get a professional tune-up every two years. It will cost around $100, but will save 5% to 10% on your heating and cooling bills. Also, clean or replace your filter every month. Dirty filters block normal airflow and significantly reduce the efficiency of the system, which wastes your money.

The average home emits 27,000 lbs of carbon dioxide annually, almost three times that of a midsize sedan. Following these steps will reduce your home's CO 2 emissions.

5. Go Low-Flow

Install low-flow showerheads and faucet aerators to save resources without sacrificing water pressure. An efficient showerhead will save a family of four up to $285 per year. They can cost less than $15, and installing them couldn't be easier: they just screw on.

6. Optimize Your Water Heater

If you don't have one installed already, put an insulative jacket around your hot water heater, and insulate the pipes around the water heater. Insulative jackets cost between $10 and $20, and you can get pipe insulation for less than $1 for six feet. Also consider turning the temperature on the water heater down to 120 degrees. It will save you money and prevent scalding.

7. Plant a Tree

Shade trees can significantly lower your cooling costs by up to 25% . They also make your home more comfortable, and provide habitat for song birds. In addition, properly placed trees and shrubs act as windbreaks, shielding your home from cold winds and reducing heating costs by 20%.

8. Buy ENERGY STAR

When replacing your appliances, select ENERGY STAR qualified products. When replacing your water heater, furnace, or air conditioner, you should also select ENERGY STAR qualified products. You will save 10-30% on the operating costs vs. non-ENERGY STAR equivalents. Find out exactly how much you save.

9. Request a Blower Door Test

A blower door test will uncover the hidden holes and cracks that are the main source of energy loss in your home. For example an open fireplace damper can let 8% of your heating costs slip out the chimney. Hiring a certified Home Energy Rater (HERS) costs $200 to $400 and is worth every penny. You should have the inspection cost paid for within two years, and your home should be significantly more comfortable, and green.

10. Use Low-VOC products

After painting, the volatile organic compound level can be 1,000 times the healthy normal level. Select low or no-VOC paints and finishes to combat this health hazard. When selecting paints, look for the Green Seal. When cleaning around the house, use non-toxic natural products or make your own green cleaning products.

11. And a Bonus...Check Insulation

Make sure that there are no areas in your attic floor with inadequate insulation. Insulation is your 'Great Wall of China' against heat loss. Imagine the effectiveness of the Great Wall in protecting against invaders if it had a 300 foot gap in it, or only stood a couple of feet high. Insulation works the same way. Even a small area with limited or no insulation, or insulation that has been damaged or compressed, can significantly decrease the effectiveness of the area's insulation. How much insulation do you need? Follow the Department of Energy's recommendations.

Prudential Real Estate is Tops in Home-Owner Satisfaction

WESTLAKE VILLAGE, Calif.: 23 July 2008 — Keller Williams ranks highest among real estate companies in satisfying home buyers, while Prudential ranks highest in satisfying home sellers, according to the J.D. Power and Associates 2008 Home Buyer/Seller StudySM released today.

The inaugural study measures customer satisfaction of home buyers and sellers with the largest national real estate firms. Overall satisfaction is determined by examining three factors for the home-buying experience: agent (65%); office (21%); and services (13%). Four factors are examined for the home-selling experience: agent (43%); marketing (38%); office (12%); and services (7%).

In the home-buyer segment, Keller Williams achieves a score of 831 on a 1,000-point scale, and receives highest ratings from customers in all three factors. Following in the rankings are Prudential (820) and Coldwell Banker (816). Prudential performs well in the agent and office factors, while Coldwell Banker performs particularly well in the services factor.

Among home sellers, Prudential ranks highest with a score of 793 and performs particularly well in the marketing and office factors. Coldwell Banker and RE/MAX follow Prudential in the segment rankings, in a tie. Coldwell Banker performs particularly well in the marketing factor, while RE/MAX performs particularly well in the agent factor.

“When buying a home, customers particularly appreciate agent professionalism, responsiveness to calls and e-mails and the agent’s skill in locating and showing properties in the appropriate price range—all areas in which Keller Williams excels,” said Jim Howland, senior director of the real estate and construction practice at J.D. Power and Associates. “When it comes to selling a home, marketing of the home is particularly critical, although professionalism and responsiveness of the agent are still important. Both Prudential and Coldwell Banker demonstrate considerable strengths in the area of marketing.”

The study finds that despite the popularity of home-buying and -selling resources on the Internet, real estate agents are key to customer satisfaction with real estate companies. A large proportion of both home buyers and sellers rely on the Internet to facilitate the buying or selling process, with 68 percent of buyers saying that they used Internet tools to help them in the purchase process and 61 percent of sellers reporting that they used a Web site listing to market their home. In addition, among home sellers, online methods are the most important aspect of marketing. However, the agent factor carries the greatest importance among the factors that comprise overall satisfaction among both home buyers and sellers.

“Although the Internet provides home buyers and sellers with the ability to perform some essential tasks—such as listing a home for sale or researching a neighborhood in which to purchase a home—it still does not replace the importance of a good real estate agent,” said Howland. “Particularly in an uncertain real estate market, professional advice from agents can be especially valuable to buyers and sellers. The knowledge and expertise provided by experienced agents is an important benefit of using a full-service real estate company.”

The study also finds that the average time a home for sale remained on the market was slightly more than six months, although home sellers represented by the top-ranking real estate companies report that their homes were on the market for slightly less time—approximately five and a half months, on average.

“Satisfaction averages 794 among those customers whose homes sold within 5 months or less, but declines considerably to an average of 730 among customers whose homes took 7 months or longer to sell,” said Howland. “A real estate company that provides agents who are skilled at determining the appropriate market value and listing price for homes, and who can effectively market properties, can help minimize the time that clients’ homes remain on the market—which can not only save the seller money, but also diminish inconvenience and anxiety.”

Additional noteworthy study findings include the following:

* Nearly one-half of respondents (46%) report using recommendations from family or friends to find their real estate agent. Approximately 28 percent used the Internet, while 23 percent used an agent they had used previously and 11 percent used a printed real estate guide.
* On average, home buyers were shown approximately 13 homes before making a purchase.
* Home sellers report that, on average, their home was shown approximately 11 times and approximately five open houses were conducted before the sale occurred.

The 2008 Home Buyer/Seller Study includes 3,670 evaluations from 3,205 respondents who bought or sold a home between April 2007 and June 2008.

Understand first of all that there IS a difference between price and value. Price is the amount you are asking for the property. Value is buyer perceived, and this perception of value is influenced by many factors such as location, features, condition, comparison to other purchase option, etc. By attending to details that can have a positive impact on the value, sellers can significantly increase their chance of attracting qualified buyers willing to pay the asking price.

Some tips to achieve a positive impact on value are:

-Perceived size impacts value, even more so than actual square footage. Open floor plans make a room feel bigger than larger spaces with smaller rooms. Showing property that is furniture free, or at reduced clutter, helps to make the space feel bigger.

-Vacancy increases sale-ability. Property is easier to show and easier to sell, and quicker to take possession of when it is vacant at the time it is offered for sale. Evidence of problems to take possession of the property -- such as encroachments, or tenants who wont allow buyer tours -- negatively impact value. Vacancy also helps the buyer walk through the property imagining ownership. Sellers should remove personal trinkets and family pictures as well as being conveniently absent during a buyer tour.

Cosmetics are important.

-Fresh paint will always add more value than it costs.
-Clean or new carpet/flooring adds more value than it costs.
-Landscaping adds more value than it costs. At the very minimum, make the entrance area neat.
-If you can, add some colorful flowers and new sod.

-Take care of the obvious! The spot on the ceiling from the roof leak takes thousands of dollars from the perceived value and the offer price.

-Condition affects value. Do a seller's home inspection to identify and fix the problem BEFORE closing. No point holding up your check a few extra days; plus a failed buyer's inspection could cost you the sale. Buyers will often bargain down your asking price to accomodate for property condition and repairs.

-If you can, remodel/update the kitchen and master bathroom. These two areas have a big impact on home buying decisions.

-Strategic renovations impact value and your bottom line. Don't spend more money to renovate the place than you can recapture in value on the sales price.

Listings in the Month of February fell for the first time in Years

Hello Everyone,

Check this article out from the president of the Grand Rapids Assoc. of Realtors. It shows the listings that have been tasken from the last month have reduced since last years numbers and the sales have finally passed the listing in amount. This means a couple things, first, people that want to sell are just waiting until the market bounces back to sell their home. Second, there are more buyers out there than is being reported by all the news channels, it is causing more and more mutliple bids on homes. This still doesn't mean the home values are back to the original state of 5 years ago, but it is a good sign that they are going to rebound sooner than later. If you still have a home on the market and are not getting any showings there are two things that are wrong, first you home is priced to high or looks dated. The Anders Team has around 40 listings at any moment and the majority of them are getting 1-4 showings a week, if they are not we are working on price adjustment or "staging", because there are buyers out there. Second, your realtor doesn't have your home looking great in enough locations, via the web, paper, tv, postcards, etc.. there are so many marketing tactics try to have them think of more ways for you. Great Options for New Financing of Homes

Hello Everyone,

One of our Mortgage Officers just went to a 203(k) training session. For those of you unfamiliar with this program, it is an FHA renovation program. There are a couple of different versions of it.

1. The Streamline version is something that we should all be thinking about. If your FHA buyer(that's everyone going 100%) needs to do any work on the home they can do it with this program. Up to $35000 can be added to the purchase of the home. For the Streamline version of the 203(k) you can not alter the structural integrity of the home.

2. The full version of the 203(k) can alter the structural integrity of the home and is there is no limit to the amount of work that can be done, within the FHA sales limits for each county. This version is more involved and requires an FHA consultant to get involved.

This product may be great for first time buyers needing to do some work on REO's, because we know the banks aren't going to do any of that work. This is also a greta opportunity for those of you that cannot come up with the out of pocket money to fix the minor/cosmetic repairs you would like to do before you move in.
